Key Responsibilities
- Draft, review, and negotiate a wide range of real estate subdivision-related documents, including:
- Homeowners Association (HOA) documents (CC&Rs, bylaws, operating rules)
- Purchase and sale agreements
- Subdivision maps (tentative, final, and parcel maps)
- Articles of Incorporation and corporate governance documents for HOAs
- Conditions, Covenants & Restrictions (CC&Rs)
- Easement agreements and access agreements
- Development agreements
- Reciprocal easement agreements (REAs)
- Joint use and maintenance agreements
- Disclosures and public reports (including DRE filings)
- Title and due diligence review documents
- Advise clients on California subdivision laws, land use regulations, and compliance requirements
- Coordinate with developers, planners, surveyors, and local agencies
- Manage multiple subdivision projects simultaneously, typically handling several matters per week
- Stay current on evolving real estate and land use regulations
Qualifications
- Active membership in the California State Bar
- Experience in real estate, land use, or transactional law preferred (subdivision experience is a plus but not required)
- Strong drafting, analytical, and organizational skills
- Ability to manage multiple projects efficiently without reliance on billable hour structures
- Self-motivated with a strong desire to learn and grow within a niche practice area
- Client-focused mindset with strong communication skills

Compensation & Benefits
- Competitive base salary – $150,000 plus 5% of all paid billings
- 20% origination bonus on any clients you bring in—regardless of whether you personally work on those matters
- No billable hour requirements—our model prioritizes efficiency, fairness, and client satisfaction
- Hybrid work schedule (3–4 days in-office, 1–2 days remote)
